Casa Salazar Candal: Analysis and Documentation Phase I & II

The evaluation project for the Salazar-Candal Residence was originally limited to the investigation and analysis of roof conditions, due to the damage that the building had suffered from water, humidity and insects. It became evident during the research phase that the deterioration extended through the structure, reaching the underground level, affecting walls, beams, soffits, secondary architectural elements and even foundations. Phase II was approved in order to prepare documentation for a repair and rehabilitation project. All phases were conducted as per Departement of the Interior Standards, working in unison with personnel from the Autonomous Municipality of Ponce and the Puerto Rico State Historic Preservation Office.

Our proposal for a memorial and educational center took the form of a relatively traditional passive park, placing  facilities for the educational center and memorial on an underground level, maintaining an open visual field through the park, in consideration of the needs of the community. The memorial space was to remain clearly visible from sidewalk level, to be reached through ramps and stairs. The result would be a surprisingly open space space surrounded by trees and free of buildings.

Concrete and Aluminum Facade

A problem that comes to the workshop often is how to achieve a drastic change in an existing structure while maintaining a limited budget. For this project, the remodeling of a façade and a new bedroom, our formal proposal introduced structural and aesthetic elements in "raw" finishes that along with the existing construction aimed to achieve a balance of form, materiality, texture and color.

Proposal for the Integration of Tourist Facilities between Puerto de Ponce and La Guancha

The preparation of this proposal was accepted as a challenge to the capacity of the firm, due to the nature of the problem at hand and the short time available to prepare the requested presentation. Our solution was presented as a banner that illustrated a series of rest-shade-service-entertainment stations that would serve the cruise tourist who visits Ponce arriving at the Port of the Americas. The proposed route connects the facilities of the port with the boardwalk at the La Guancha waterfront, using light metal structures of color-coordinated tensile shades.

The main structure at a strip mall occupied by a national chain pharmacy would be modified to make the building attractive for the rental of smaller commercial spaces. The building is altered in a dramatic fashion, while the cost of construction remains within budget.

A new terrace connects the interior of the residence and a new pool, proposed as a rectangular opening over which the floor of the terrace is superimposed. The pool is then "pushed" upwards through a retaining wall. The materials are limited and subtle: concrete, travertine, glass mosaic and stainless steel.

The design process for the new multipurpose facilities at Caribbean School began with the complete analysis of needs and possibilities for the school campus, working with the future expansion of existing facilities, parking schemes, vehicular traffic, outdoor areas and sports facilities. The proposal located the new cafeteria and auditorium building in the center of the campus, at equal distance from the elementary and high schools, framing the elementary recreational area to the east and forming a new amphitheater area outside to the west. To the south, the building opens at the main entrance to the administrative building, and to the north, a terrace opens onto the sports field. The concrete and steel building was designed to permit cross ventilation and maintain a cool environment without using air conditioning, although a high efficiency system was designed to be used during the warmer part of the year and special activities. The auditorium facilities proposed a stage simultaneously directed inwards and outwards towards the exterior amphitheate.

Existing conditions within and around this suburban property forced us to rethink the orientation of this patio remodel. The design proposes a secondary structure that works as a living wall, turning the patio into an exteded exterior room, in an attempt to reorient exterior views from the residence towards itself.

This building is mostly experienced by the driver who travels at 25-35 mph. The facade tries to express identity in an immediate and memorable way. The design proposed a steel lattice with faint folds that are adjusted to the geometry of the original building, with marked openings and sufficient area for signage.

Vistapoint Entrance

This project involves the remodeling of an existing guard house and the redesign of the gate area. The palette of materials was kept simple and coordinated with the character of the surrounding houses, a mix of exposed concrete and painted cement plaster. The design of the steel gate became an opportunity to experiment with curved geometries while maintaining the simplicity and repetition required for cost-effective fabrication.

Comercio 20 is one of several gas stations in the "Art Deco" style built in Ponce during the fifties. This project aims to rehabilitate the building as a commercial space that takes advantage of its exceptional location on one of the main entrance roads to the historic center of the city.

This piece functions as division and connection between the living and dining areas in a residential town house. The design works in a manner similar to a "mediopunto" typical of 19th-century puerto rican houses, providing a functional separation of spaces while maintaining the visual connection. Made of maple wood, the design based on the formal concept of stacked boxes, full of personal items and organized at random.

The project includes the remodel of the main façade, with the purpose of presenting a modern and professional appearance, without affecting the location of the entrance to the building and access to the rear parking lot. The design proposed a facade simple in articulation, but suggestive in presence and character.

The new multipurpose building is basically a pre-designed steel structure, framed within reinforced concrete walls that provide areas for seating, a concessionary, a stage and sanitary facilities. The play of horizontal and vertical planes provides architectural character, referencing the modernist language of the existing school building.

Vista del Lago is a four unit town house development. Each four-level unit includes a double garage, 3 bedrooms, 2 1/2 bathrooms, living room, open terrace and roof patio. The design is a simple massing scheme with emphasis on the master bedroom windows at the third level. The building takes advantage of regular east-west breezes, allowing cross ventilation and using the vertical space of the staircase as a ventilation stack.

El programa requería un edificio de uso mixto, con locales comerciales en el primer nivel, reservando la porción de tres niveles como área designada para oficinas médicas. La torre fue diseñada como la primera de varias fases de construcción, que culminarían con la adición de cuatro niveles adicionales. La intención formal del diseño se manifiesta en el conflicto entre un sistema estructural racional y una fachada de cristal transparente y transluciente de planos interrumpidos y geometría libre.

Un edificio industrial utilizado para la manufactura de galletas construido a mediados del siglo XX serviría para proveer la base ideal para el desarrollo de un nuevo complejo comercial y corporativo. La antigua estructura localizada en una vía principal de entrada a Ponce se encontraba en un solar céntrico y amplio, acomodado entre residencias al Norte y Este, con estructuras de mayor escala y uso industrial al Sur y Oeste. La variación del volumen en los edificios circundantes, en combinación con la dirección que sugieren las calles y avenidas que rodean el sitio, proponen que el desarrollo formal se acomodara de maneras variadas y dinámicas, apropiándose del volumen original de la fábrica para transformarlo en la pieza ancla de una composición más compleja y energética.

Vestíbulo Translúcido

Esta instalación envuelve el diseño y fabricación de un panel de privacidad que sirve para crear un pequeño espacio de vestíbulo para una villa en el complejo residencial de Costa Caribe. La pieza se forma con tres componentes principales, en materiales diferentes: un marco en acero con terminación natural, paneles de alabastro de 5/8"  cortados e instalados en secuencia, y montantes en madera de arce que aseguran el alabastro en su sitio.

Esta pared de alacena para una residencia fue diseñada en acero con patina oxidada. La pared es compuesta por un marco de acero con piezas 2” x 1/8” dispuestas en patrón horizontal, con una puerta corrediza que desaparece detrás de la superficie curva. La pared logra separar la alacena de la cocina sin recurrir a una superficie sólida y severa, y aún cuando el material utilizado es áspero y oscuro, el resultado es una pieza de carácter compatible con la cocina de materiales mas elegantes y convencionales.

Localizada en las colinas al norte de La Parguera, la casa cuenta con vista privilegiada que se extiende desde Cabo Rojo hasta Guánica. La organización solicitada requirió que el primer nivel funcione como área pública, con espacios de dormitorios para huéspedes separados de la residencia principal El juego de volúmenes de la estructura en concreto se acentúa con un esquema de colores que distingue la residencia de la formalidad de otras estructuras del área.

Las oficinas localizadas en una estructura residencial de tamaño moderado fueron alteradas para aprovechar el área interior al máximo y proyectar una fachada con aspecto profesional y atractivo. El resultado es una estructura funcional, de líneas contemporáneas, que se distingue claramente del tejido suburbano que la enmarca sin resultar pretenciosa.

Estructura diseñada para ser construida en dos fases. El primer nivel es utilizado como oficina de bienes raíces, mientras que el segundo será construido para ser rentado. El proceso de diseño para este proyecto sirvió como un ejercicio en forma, explorando las cualidades plásticas del concreto dentro de las limitaciones impuestas por presupuesto y mano de obra. El modelo tridimensional del proyecto completado demuestra como la adición del segundo nivel complementa el diseño de la primera fase.

One of our first residential projects, this concrete and steel house is located on the southeastern hills of Ponce, overlooking the Caribbean Sea to the south and enjoying views of the Cordillera Central to the north. These vectors, the marked corner geometry of the site, a pronounced topography and the client's request for interiors that respond to individual programmatic functions, are the elements that provide logic to the segmented volumetric form of the house.
